Terms & Conditions - Agriturismo d'E&E and Podere Tanali
These general terms & conditions are valid for all reservations of our vacation homes done on www.toscanolio.com which is operated by Azienda Agricola Toscanolio di Sackey Ebenezer Mensah, Loc. Tanali 2/A, 56032 Buti (PI) in Italy.
By submitting a booking request from www.toscanolio.com you are deemed to have understood and agreed these terms and conditions.
Booking Process
Before sending a booking request please check if the house is available for the desired time period. You can do this here. In general, the calendar is up-to date. However, we might have open booking requests for your time period that have not yet been confirmed by the first payment. In this case, the booking request for which we receive first the first payment will be confirmed.
The booking process is as follows:
- Send your booking request from here. As an alternative you can also contact us on +39 348 7901837 or +39 344 1687197 (telephone and Whatsapp) or via email. In case you contact us on one of our phone numbers or via email you automatically confirm to have understood and agreed these terms and conditions. For processing your booking request we need in any case your name, your address, your email address, the time period you want to book and the number of guests.
- We reply to your booking request within 24 hours via email with a preliminary confirmation (in case the house is available for booking). The preliminary confirmation includes the calculation of the rental price and how to do the first payment.
- To confirm your booking, you are requested to do a payment of 50% of the rental price - either via bank transfer or via Paypal.
- Once we have received your payment, your booking is confirmed and the rental contract based on these terms and conditions is approved by you and us - you will receive a message for this final confirmation.
- 30 days before arrival the second payment of 50% of the rental price is due which can be done again via bank transfer or via Paypal.
- Once we have received the final payment we will send you a message with all information you need for starting your vacation with us ... what is remaining is to arrive safely in Tuscany.

Rates and Services Included
The calculated rental prices are based on daily/weekly accomodation rates which you can find here. One-time costs for final cleaning are added if you book for less than one week.
If you stay less than the minimum stay of 3 nights in mid and high season or less than 5 nights in top season, you will be charged 20% more (with special rates for the time period of Lucca Comics and Silvester).
If you stay one week or more, you benefit from a discount calculated into a weekly rate for the whole stay. If you stay one week or more (benefitting from a weekly rate) in 2 different seasons, your weekly rate will be calculated as weighted average of the two weekly accommodation prices.
Included in the rental price is accommodation (including electricity, water and gas), parking, usage of the pool, final cleaning and VAT. For stays of more than 10 nights, also weekly cleaning and change of bed linen and towels is included - we will align with you date and time upon arrival. Not included are travel costs and additional services (to be paid directly in Tuscany in cash or with credit card).
Additional Services
Before arriving you can order a welcome package with food for your first night (light cold dinner and breakfast) at the cost of 8€ per person. The welcome package includes coffee/tea, sugar, milk, juice, water, bread, butter, salami and ham, cheese, marmelade, corn flakes, eggs and wine.
During your stay or before arriving you can book the following additional services:
- Dinner at home - you will be served a typical Tuscan 4-courses-menu (starter, primo, secondo and dessert) with wine, soft drinks and water. There are multiple menu proposals from which you can select when you are on site. If you want to book them for the evening of your arrival we will send you all necessary information and you can select your menu in advance from home. The costs are 25€ per person and 15€ for children.
- Tuscan cocktails - you will be served a selection of Tuscan cocktails with some typical appetizers. Children will get alcohol-free cocktails. The alcoholic cocktails served to adults are based on local products you can take with you home from our Toscanolio Shop. The costs are 15€ per person and 10€ for children.
- Wine and olive oil tasting - you can try the wines and olive oils from our Toscanolio Shop accompagnied by some typical appetizers. Children will get soft drinks. The costs are 15€ per person and 5€ for children.
- Heating - in late autumn, winter and early spring heating is included for 8 hours per day (8am - 10am and 6pm - midnight), you can book 24h heating at a price of 10€ per day.
- Bed linen and towels - for stays more than 10 nights a weekly change of bed linen and towels is included in your rental. Furthermore, a spare set of towels per guest is included. If needed you can get additional sets of bed linen and/or towels at 5€/3€ per set. You can also rent towels for the pool/beach at 3€ per towel.
Policies and House Rules
With the acceptance of these terms and conditions you explicitely accept the rental policies and house rules as outlined here.
Cancellation
If you need to cancel your stay with us, please send us a corresponding message via email (info@toscanolio.com). We will confirm your cancellation within 24 hours.
Free cancellation is possible up to 60 days before your arrival day. In this case we will transfer the full first payment back to you.
In case of cancellations between 60 and 30 days before your arrival 50% of the rental price have to be paid. In this case we will transfer the difference between your payments and 50% of the rental price back to you.
In case of cancellations later than 30 days before your arrival the whole rental price has to be paid.
Check-in / Check-out
Check-in is on your arrival day from 4pm to 10pm. Early check-in might be possible if no guests are leaving on your arrival day. As we might have last-minute bookings early check-in can only be agreed on a short-term basis. Later check-in is possible in any case but needs to agreed before arrival.
Check-out is on your departure day before 10am. Late check-out might be possible if no guests are arriving on your departure day. As we might have last-minute bookings late check-out can only be agreed on a short-term basis.
For check-out we expect that kitchen articles (plates, cutlery and cooking pots) have been cleaned and rubbish has been put to the garbage pick-up. Cleaning of the house and removal/collection of bed linen and towels is covered by the final cleaning service. If any of the house equipment breaks during your stay we kindly ask you to inform us proactively.
Payments
For confirmation of your booking a first payment of 50% of the rental price is required. A second payment is necessary latest 30 days before your arrival. We will send you messages for all due payments as well as confirmations regarding received from you.
Payments can be made via bank transfer or Paypal (paypal.com) - using your credit or debit card or your bank account without sharing card or account information with us. If you do not have a Paypal account ... registration is free and takes only a minute. If you are doing your payments via bank transfer please take into account that international bank transfer take up to 5 days of processing time.
If you do a booking request and do not do your first payment after the preliminary confirmation, we assume that you do not want to confirm your booking. If we do not receive the final payment on-time, we assume that you want to cancel your booking. Cancellation policies as mentioned above apply.
House Rules
- Only small and clean pets are in the houses.
- Smoking is not allowed in the house. If you are smoking outside, please use an ashtray and do not throw away your cigarettes. In the area there is an increased risk of fires due to the drought of the natural environment.
- Handle the house equipment as it was yours - the resolution of issues caused by you are costly, and we will need to charge those costs to you.
- Do not throw any solid material into the toilets. The sewage system in Italy is not very powerful - and emergency cleaning of the sewage system is extremely costly.
- Ensure that fridge and freezer are always properly closed and switch off lights and other electronic appliances when leaving the house to avoid unnecessary energy consumption.
- Lock the doors always when you leave the house to ensure that unwanted guests enter during your absence.
- Keep windows and doors closed when the heating is running or switch off heating if you want to keep windows or doors open.
- Bring your garbage periodically to the garbage pick-up to keep insects, mice and other animals away from the house.
- Diving is not allowed at the pool. Avoid usage of glass and porcelain in the pool area to avoid accidents caused by shards.
- Please be aware that Toscanolio cannot take any responsibility for the loss or theft of your valuables left in your car, in the garden or in the house.
